Rent Collection
We have a strict lease that says rent is due on the 1st of the month and is late on the 2nd. Tenants pay rent through their online portal. We allow credit card, ACH, and cash payments. We issue notices when a tenant doesn’t pay on time or a payment is returned.
Maintenance
We hire vendors that are licensed and insured, respond quickly, do the job well, know how to communicate with tenants, and who charge fair prices. We conduct move in and move out inspections. We also do annual interior inspections at no charge to owners.
Financial Reporting
We are committed to accurate and timely accounting. We follow the strictest accounting guidelines when taking care of your money. We use the latest in property management software. The Owner Portal allows owners to see real-time accounting, print reports, access files, and make payments, when necessary. Our owners get paid via direct deposit.
Evictions
In the unfortunate event that a tenant needs to be evicted, we will coordinate an uncontested eviction. We know the law and most evictions are handled with one visit to the court. It takes about 2-3 weeks to get an eviction in Rio Rancho or Albuquerque.
