Application Terms & Conditions

Each adult, 18 years old or older, who will live in the house must complete a separate application. We do not accept co-signers. The adults living in the property must qualify for the property. This Agency does not discriminate and will not evaluate rental applications on the basis of race, color, religion, sex, familial status, handicap, sexual preference, national origin, or ancestry. This application is preliminary only and does not obligate the Owner or this Agency to execute a lease or deliver possession of the Property. We reserve the right to deny your application. Decisions on denied applications are final and may not be appealed.

NON-REFUNDABLE APPLICATION FEE: $40.00 per adult.
If credit report comes back as “NOT VERIFIED” and Kellogg Agency must re-run the report, then applicant will be required to pay a $20 fee before the application can be processed.

BY SUBMITTING AN APPLICATION the applicant certifies that the information provided in this rental application and required documents is true and correct. By submitting this application, applicant agrees to the Rental Application Terms & Conditions and authorizes the Kellogg Agency to inquire with any and/or all of the following: employers, court records, banks, utility companies, credit bureaus, former landlords, or any person or entity who, in the sole discretion of the Kellogg Agency, information is required. Kellogg Agency may re-evaluate this information at any time during tenancy. Applicant acknowledges that Kellogg Agency, the Owner, and/or the Landlord may terminate any agreement to which applicant is a party should this application contain any misstatement or misrepresentation. Applicant hereby affirms that Applicant will be living in the property and is not submitting this application as a co-signer in an attempt to approve Applicants that would not qualify on their own. Applicant hereby affirms that none of the dogs listed on this application are of any dangerous breed or are mixed with any dangerous breed including, but not limited to: Akita, Chow, Dalmatian, Doberman, Husky, German Shepard, Pit Bull, Rottweiler, and Wolf.

TO BE APPROVED YOU MUST HAVE...

Credit score of 550 or above

Acceptable debt to income ration

Gross monthly income equals 3x rent amount

Acceptable self-employment income for 2 or more years

Bankruptcy must be discharged

NO unpaid bills or collections accounts for utilities

NO unpaid child support

NO unpaid bills, collections, or judgments for management companies, landlords, etc.

NO more than 3 late pays in a single year on housing history

NO EVICTIONS

CRIMINAL BACKGROUND CRITERIA (if applicable)
Disqualification From Residency For Lifetime
• First or Second Degree Murder
• First through Third Degree Assault
• Kidnapping
• First through Fourth Degree Criminal Sexual Conduct
• Arson
• Harassment and Stalking
• An Attempt to commit one of the above crimes
• A Conviction in another jurisdiction that would be a violation of the above crimes
• Any crime that would require applicant to register as a sex offender

Crimes That Disqualify For Residency For 7 Years After the Completion of Their Sentence
• Third Degree Murder
• Second Degree Manslaughter
• Criminal Vehicular Homicide or Injury
• Simple or Aggravated Robbery
• Any Felony Drug or Narcotics Convictions
• False Imprisonment
• Carrying a weapon without a permit or any other weapons charge
• Felony Theft
• Felony Forgery
• Felony Burglary
• Terrorist Threats
• Felony Controlled Substance
• An attempt to commit one of the above crimes
• A Conviction in another jurisdiction that would be a violation of the above crimes

REQUIRED DOCUMENTS - MUST BE ATTACHED TO APPLICATION
  1. Photo of current driver’s license or state ID. 
  2. EMPLOYED: Four (4) current paycheck stubs OR job offer or job transfer letter showing start date and salary. 
  3. RETIRED: Documentation showing source of income (Social Security, retirement, investment statements, etc).
  4. FOR PETS: Vet records, current shot records, and photo –  records must show verification of breed if pet is a dog.
GENERAL INFORMATION
  1. NON-REFUNDABLE APPLICATION FEE = $40 per adult
  2. One application is good for all our homes.
  3. Applications expire 30 days after being submitted.
  4. You will be notified via email if: additional information is required; approved or denied.
  5. Tenants pay rent using our online payment system.
  6. Smoking is not permitted in any rental home, including e-cigarettes and vaping.

 

FIRST COME FIRST SERVICED
  1. First approved application with security deposit and signed lease will get the house.
  2. We will not hold a property while your application is being processed.
  3. Kellogg Agency cannot be held responsible if your application is delayed or denied because our inquires to verify information from outside sources is delayed, denied, or ignored.
  4. Kellogg Agency cannot guarantee that your application is first in line. We receive applications 24/7.
  5. Application fees are non-refundable.
  6. Lease must start within 14 days after application is accepted or property available date, whichever is sooner.
MOVE IN MONEY
  1. Security deposit = one month’s rent.
  2. Security deposit is due within 24 hours after notice of approval. Pay online.
  3. One full month’s rent is due on lease start date. Certified funds only.
  4. Last month’s rent is due on lease start date (if applicable). Certified funds only.
LAST MONTH'S RENT WILL BE REQUIRED IF APPLICANT HAS...
  1. Current mortgage
  2. Current or past mortgage foreclosure or short sale
  3. Credit score between 500 – 550
  4. Inadequate housing history
PAYING RENT & LATE FEES
  1. Pay rent using online payment system.
  2. Rent is due on the first day of every month – no exceptions.
  3. Late fee = 10% of monthly rent. Late fee is charged on the second day of the month. 
PETS

Approved pets increase rent and security deposit by $50 minimum.

  1. Up to 3 pets may be allowed.
  2. Fish tanks over 10 gallons are considered a pet.
  3. Dogs and cats must be 1 year old or older and must have appropriate license and be vaccinated for rabies.
  4. We do not allow certain breeds of dogs or breeds that are mixed with dogs that have violent tendencies. These breeds include, but are not limited to: Akita, Chow, Dalmatian, Doberman, Husky, German Shepard, Pit Bull, Rottweiler, and Wolf.
  5. No ferrets.
CANCELATION FEE

A cancellation fee will be charged if:

  1. A security deposit is submitted but lease is not signed; and/or
  2. A lease is signed but tenant does not move in.
  3. Cancellation fee is equal to one month’s rent.
